Description:
Planned Companies, a trusted name in property management and facility services, is seeking a Lead Janitor / Maintenance Technician to join its team in North Bergen, NJ. This role is central to ensuring that clients’ properties remain clean, safe, secure, and welcoming for residents, visitors, and staff. The position offers the opportunity to contribute to the day-to-day upkeep, preventive maintenance, and repair of buildings, ensuring the highest standards of service and operational efficiency.
The selected candidate will work on-site with a schedule of Monday to Friday, 7:00 AM – 3:00 PM and will be responsible for a wide range of maintenance and janitorial duties that directly impact the overall appearance, safety, and functionality of the property.
Key Responsibilities:
Perform floor care including stripping, waxing, and carpet shampooing.
Schedule extermination services as required.
Maintain common areas and social/amenity spaces in pristine condition.
Ensure walkways are safe and accessible during inclement weather through clearing and salting.
Manage inventory of mechanical and maintenance supplies.
Troubleshoot and repair issues such as tripped breakers, leaking pipes, and water intrusion.
Carry out general building repairs, including door adjustments, filter changes, light carpentry, and flooring installations.
Inspect and maintain equipment such as chillers, cooling towers, water heaters, pumps, fan coil units, and rooftop exhaust fans.
Ensure trash removal processes are carried out efficiently and maintain organized trash areas.
Replace light fixtures, switches, receptacles, sockets, and blown bulbs.
Repair and adjust locks and latches on doors, windows, and lockers.
Conduct painting, plastering, and other repair tasks as needed.
Keep accurate daily records of maintenance work performed.
Identify and report tasks requiring outside contractors and ensure timely completion of such work.
Support building management with projects and additional duties as required.
Requirements:
Minimum of 3+ years of hands-on experience in maintenance, janitorial, or similar roles.
Strong knowledge and skills in plumbing, electrical systems, and carpentry.
Excellent interpersonal and communication skills; bilingual ability is preferred.
Dependable, flexible, and able to respond effectively during emergencies.
Highly organized, detail-oriented, courteous, and professional.
Willingness to learn and take on expanded responsibilities as needed.
