The Designer II contributes design expertise across a diverse portfolio of hospitality and mixed-use projects, supporting work from concept through detailed design and documentation.

 

This role bridges creative design thinking with technical execution, translating strong architectural concepts into coordinated, clear, and buildable solutions. You’ll collaborate closely with senior architects and project managers while taking ownership of defined project components or smaller-scale projects.

 

At OBMI, the Designer II level represents a pivotal stage in your career development. This role offers increasing exposure to consultant coordination, client interaction, and project leadership responsibilities, forming a strong foundation for progression into design leadership, technical specialization, or project management pathways.

 

What you’ll do

  • Support projects from concept through detailed design and construction documentation
  • Generate and present conceptual ideas, 2D/3D sketches, and spatial strategies
  • Develop facade concepts, material palettes, and spatial compositions
  • Produce and coordinate BIM models and drawing packages (Revit)
  • Ensure technical accuracy, code compliance, and alignment with OBMI standards
  • Coordinate with structural and MEP consultants to translate design intent into workable solutions
  • Assist Project Managers with schedules, deliverable tracking, and coordination tasks
  • Independently manage smaller projects or project components
  • Participate in client and consultant meetings
  • Mentor junior team members on workflows, modeling standards, and best practices
  • Conduct typology and precedent research to inform design direction

 

Who we’re looking for

We’re seeking a creative and technically grounded architect who thrives in a collaborative, fast-paced studio environment and brings both design sensitivity and delivery rigor to project execution.

 

You are:

  • Equipped with 6–8 years of professional architectural experience (non-internship)
  • Holding a Bachelor’s degree in Architecture (Master’s degree a plus)
  • Highly proficient in Revit, AutoCAD, Rhino (or similar 3D modeling tools)
  • Experienced in technical detailing and construction documentation
  • Knowledgeable in building systems, sustainability, and regulatory frameworks
  • Comfortable coordinating with structural and MEP consultants
  • Detail-oriented, organized, and confident managing deadlines
  • A strong communicator who demonstrates leadership potential and interest in growing toward broader project responsibilities
  • Experience in hospitality, mixed-use, or destination-driven design is strongly preferred
