Description:
This is a working Maintenance Supervisor role. You will lead the maintenance team while remaining directly involved in HVAC, electrical, appliance repair, preventative maintenance, apartment turns, building systems, and troubleshooting.

Key Responsibilities
- Lead daily maintenance operations for a 250+ unit luxury multifamily high-rise
- Supervise and support the Maintenance Supervisor/Assistant Supervisor, Maintenance Technicians, and Porters
- Diagnose and resolve HVAC, electrical, appliance, plumbing, and general apartment maintenance issues
- Assign, prioritize, and monitor work orders and service requests
- Oversee apartment turns, make-ready schedules, and preventative maintenance
- Conduct regular property inspections and identify maintenance issues before they become larger problems
- Coordinate vendors, contractors, and outside service providers
- Maintain inventory of tools, parts, equipment, and maintenance supplies
- Ensure apartments, common areas, building systems, and retail areas are properly maintained
- Manage maintenance documentation, reporting, purchasing, invoices, and expense tracking
- Use Entrata to manage work orders, maintenance records, scheduling, and reporting
- Partner with Property Management and Leasing to support resident satisfaction and lease-up activity
- Ensure compliance with OSHA, safety, and property maintenance standards
- Participate in an on-call rotation approximately one week every 4–5 weeks
Maintenance Supervisor Qualifications
- 3+ years of maintenance leadership experience required; 5+ years preferred
- Proven experience in luxury multifamily, Class A apartments, or high-rise residential maintenance
- Philadelphia multifamily experience strongly preferred
- Strong hands-on knowledge of HVAC, electrical systems, appliance repair, plumbing, and building systems
- EPA/HVAC certification required
- Previous experience supervising a multifamily maintenance team
- Strong mechanical troubleshooting and problem-solving skills
- Experience with work orders, apartment turns, make-ready, and preventative maintenance
- Entrata experience preferred
- Strong computer, administrative, organizational, and communication skills
- Ability to prioritize multiple maintenance issues in a fast-paced residential environment
- Strong customer service and resident relations skills
- High school diploma or GED required
- Valid driver's license required
