Senior Real Estate Investment Accountant

 

Description:

We are seeking a Senior Real Estate Investment Accountant to join a leading, reputable firm in Greenville, SC. This newly created role bridges the real estate team and corporate accounting, offering a unique opportunity to contribute directly to the company's growth.

 

In this role, you will oversee financial reporting from third-party property managers and partners, ensuring the accuracy and performance evaluation of a diverse property portfolio. Acting as the primary accounting liaison, you will collaborate with external property management teams and partners while gaining valuable visibility with executive leadership.

 

Essential Duties & Functions

  • Oversee timely and accurate financial reporting from third-party property managers, ensuring compliance with company accounting standards. Act as the primary accounting liaison with management and partners.
  • Review monthly financial statements prepared by third party property managers including actual vs. budgeted performance to ensure completeness and accuracy with focus on areas.
  • Create consistent and timely communication lines with the accounting teams, providing routine updates on outstanding issues and path to resolution.
  • Monitor collections, stay abreast of delinquency drivers, and work with team in assessing efficacy of third party managers’ collection efforts.
  • Track capex spending against budget across the stabilized portfolio.
  • Track financial loan covenants by maintaining a dashboard of covenant conditions, test dates, and measurement periods.
  • Aggregate data for analysis, including quarterly forecasting and annual budgeting review, hold sell analysis, expense benchmarking, and portfolio wide reporting.
  • Assist with due diligence coordination for acquisitions and dispositions, manage closing and post closing prorations with the corporate accounting team.
  • Assist with accounting transition for any change in third party property managers.
  • Verify accuracy of annual expense recovery reconciliations at properties with triple net leases
  • Review prospective tenant credit for retail and industrial assets on an as needed basis.
  • Lead or participate in special projects as assigned.

 

Qualifications

  • Bachelor’s degree in Accounting; CPA preferred, but not required
  • Minimum of 8 years of related experience in property accounting or real estate accounting
  • Demonstrated proficiency in Excel and PowerPoint. Power BI experience a plus.
  • Strong understanding of GAAP and financial reporting principles
  • Strong communication and organizational skills
  • Proven ability to read and draw conclusions from financial reports including the Income Statement, Balance Sheet, and Statement of Cash Flows.
  • Ability to define problems, research and establish facts, and outline draft solutions for discussion.
